Any homeowners here?
I just put in a contract to try and get my 1st house! I can't believe i am doing it!
It's an awesome place in Reston, VA... 25 miles from DC.
$228,500! 3BR Twnhouse...
I am nervous and excited as crap...!
someone please encourage me.. tell me i am doing right thing.
No more wasting my $$ on rent and i will have 2 guys giving me $600/mo to live in my house...

if you can afford it, its the best thing you can ever do.

having roommates is a great way to help pay for the house and if the house is fairly new, usually there aren't any hassles...
I, on the other hand, live in a house that was built 130 years ago and my bathroom ceiling fell in on friday because of a rotted drain pipe... so yeah, some things suck, but overall it's not too bad;-)

yes, sounds like the best idea you could have.
If you can afford it and get some rent from it, it's perfect.
You'll probably have hard times with money, and repairing some stuff yourself, but that doesnt compare to the joy of calling this place 'home'...

the place was built in 1974.. but everything is new almost...

if i was to move another 20 miles away... i could get a Brand new Monster Townhouse for the same price!! but i would be commuting 2 hours each way!.. so the place i am trying to get is nice ! but the money is all for the location...

oh.. also i have been moving every year for the last 5 years or so... and that sucks.. now i can be in ONE place...
and i am in a great community.. with a huge lake within a 5-10 minute walk...

I close on mine at the end of this month. 3 BR, 2.5 bath townhouse.
A bit nervewracking, going through the whole which loan/sign this, sign that, etc. process but worth it. A fat tax return at the end of the year and chicks dig homeownership status. At least that's what I heard.

just as a matter of interest, I knowticed your paying the asking price. in the UK you hardly ever do that. I got 15k knocked off the asking price on the flat I bought

i'll be coming over often.
so decorate one of those rooms to my taste. (ie. plants, porno, lots of green and blue, and some asian hookers.)

can i borrow a half bath?
mine only come's with 1 Full and 2 Halfs... with three guys.. only one shower may be an issue... but i think it will not be much of a problem...
but i may convert one of the half baths in the basement into a shower-only instead of a sink/toilet

king... the contract calls for the seller to pay my closing costs which is about $7000... so if the owner agrees to that.. i will be happy...

this is how my math works out...
i am paying $618/mo in rent.. or $7,416/yr
now i will be getting over $1200/month from 2 roommates or over $14,400/year
add the money i will not be losing in rent to the money gained from the housemates.. it equals over $21,816/year going towards my investment.

i just had to walk down to a friends house to take a shower cause i get shat on everytime i try to take a shower cause the upstairs apt pipes are cracked and the plumber can't come till thursday. Leaking like a new jack!

Congrats, Slinky! I hope your escrow/closing was as stress free as when I bought the PochoPad. We did a re-fi this year...payed off some bills, redo our little bathroom, add a new patio and outdoor bar.
You dig owning your own pad!
