3D Engine with 3D Max / Maya

We have once worked on a project which was focused on a new retail space for a retail chain here in Germany. The client got to see not only regular Powerpoint with graphics, but also a 3D walk-through, where he coul navigate with arrows and mouse, just like in any shooter. He could look around, stroll around the virtual store, picture himself how it could possibly look when goes live.
Now, I can google, but I have no idea of what the difference between all these open-source 3D engines is. I just need a "programme", which could take a 3d max or maya scene and let me walk through it randomly.
Any tips? Any demos?

You might want to check out Unity 3D -> http://unity3d.com/ : played with it a little bit and *relatively* easy to set up keyboard controls as in a first person shooter and takes in maya files. The 'lite' version is free.
Might also want to check out ShiVa 3D -> http://stonetrip.com/ not much experience with this just know it exists.

does it make any difference, if the result is a proprietary file playable only with a plugin or an executable?

"does it make a difference" -- I guess it depends on what your target audience is. I'm more familiar with unity (no way an expert), I'll comment on that... I do know that you can 'publish' to as a desktop app, web app (requires unity plugin) and iphone app. I think that's what you were after ...
