breaking rental contract

Anyone have any experience w breaking your 1 year apartment contract?
I moved in 3 months ago, signed a 1 year contract but want to move out. I know they will keep my security deposit but will they sue me for the rest of the months? I live in California.

from experience, landlord is cool w/ it as long as they get a new tenant to takeover the following month. even got deposit back.

I've done this before with shithead landlords. They can sue you for the last month but they won't. Use the security deposit as your last month's rent and leave a spotless apartment (take pictures before you leave).

You signed a contract, that means they can sue you for 9 months of rent.

I broke my lease in NYC last year. The process was pretty straightforward. I told the management company that I wanted to leave early and break my lease, and they told me to find someone to take over the remainder of my lease at the current rate. I did that, and they provided me with a Lease Break contract, signed by me and the new tenant, stating that he was taking over the lease and the responsibilities to the apartment. Interestingly, because I was the original lease holder, I was still ultimately responsible for the apartment. So, even though the new tenant signed the lease agreement, if he didn't pay, I would be on the hook.
The other option provided by this contract was for the new tenant to take the apartment, but at a higher rate the management company decided on. In the end, the new tenant took over the last 5 months of my lease, paid everything on time and didn't destroy the place. I was off the hook, and he even ended up signing a new 1 year lease after that.

Manager seems ok w it. She said she is posting the listing today and that this unit will go quickly so keep fingers crossed.

i rented my house out in SF for a few years, i didn't trip out about it main reason being they live/have control over my $650,000 investment while I'm thousands of miles away.

It's rare that they'll come after you for the remaining months. Although you need to give sufficient notice.

Do you live in a building with a manager? Often times you can find a subletter and just make sure the manager is okay with it and have them pay you and you pay the building owner the rent.

Isn't their an early terminaton fee which is all you will be billed for? I'm pretty sure that is how my lease works. I'm also pretty sure if I was flexible and worked with the people in scheduling a new tenant they probably wouldn't charge me.

It all depends if your landlord is a nice person or all business. Unless there is something in your contract, you're bound to the lease.
