google it dude, and definately drive around. somw of them look really nice and then you're basically right on Skid Row (aka the Santee Court Lofts)
let's see, 2121 lofts, old banks lofts, santee village, little tokyo lofts, etc.

There is a newly renovated building on 7th and Matteo, shit is expensive tho, starting at 500k for some serious crack head neighbors and a view of the lovely los angeles river dumping grounds.
The blocks b/n Hill and Los Angeles and 1st to 7th have some decent spots. Nothing cheap. My buddy has an amazing place he is moving out of at the end of the month if you're interested...its on 4th and wall. probably $1300/month no parking.
Roof access and elevator/freight lift access. Hit me up on the email if you want more. You can never walk outside at night though.

I'm not really interested in rentals. More like condos.
I think the biggest question is, why shouldn't I be interested in downtown looking ahead in 5-10 years time...

the reason why you shouldn't buy downtown even if your time line is 5-10 years, is that the shit is WAY over priced for what you get. The biscuit company lofts I mentioned on 7th and matteo, are starting at 500K for a 500sqft condo. Keep in mind this is a really bad neighborhood, nightly shootings etc. Even though it is cleaning up, its never going to be midtown manhattan. Even tho the builders would like to make you think so based on the prices.
Consider downtown Long Beach. Really cool urban lofts with views of the harbor etc and a safer neighborhood, a quarter of the price.

Well, I certainly agree that parts of downtown are weird, but most people exaggerate how unsafe it is to be honest.
Plus, downtown is big and it doesn't mean all of it is shady. For example, Little Tokyo, near the Staples Center, near the Toy Factories, etc.
I've also seen 500k for 600+sq. ft apartments, depending on where you're looking.
But I'm curious to see where the market goes this year.

heh, well I work downtown every day. People smoke crack like they smoke cigarettes, no shit. I see wild shit everyday here. It doesn't mean its not safe, but you're in for a rude surprise if you think everyone is exaggerating.
I think bottom line its too expensive here. There is a lot of irrational exuberance in what they think downtown will be. It has cleaned up a bit, but that doesn't mean a tiny shit hole is worth a half of a million dollars. I'm telling you, Long Beach...then take the blue line subway to downtown LA for work...its what I do!

LB is so far though....although I hear nice things about it...
I mean, yeah, I've stepped on crack vials downtown and all, but it's such a small portion of downtown...there are a lot of places around there.

If you have your heart set on DT then by all means. Its just hard for me to imagine living here with prices what they are. Your money goes further elsewhere. There are nice parts of downtown for sure, but unlike most cities, LA rolls up and closes its doors at 6pm and most streets become camp grounds. But if you have a motorcycle, it makes for some fun times. We play dodge the crackhead in the middle of the night on our bikes...so fun!
There are a few nice buildings on figueroa you might check into near the disney concert hall, good luck.

I think I just have my heart set on there because I used to live around some nice lofts in Williamsburg, and I'm still not used to living in Mexican-style homes and Melrose Place, which pretty much sums up what kind of places people live in on the west side.

then you should just move to silverlake or echo park, and hang out with the indie kids every night at cha cha lounge, spaceland, shortstop, the echo, or little joy
downtown just has la cita and the airliner, not much of a scene yet (although shepard farey spins every week at la cita)

haha, sides the hipster scene. i just like loft spaces, that's all, and they're far more affordable than new york.

any cool LA lofts? I went to the downtown live shin-dig last month and the only two I was interested in was the Tokyo Lofts, which I later found out was next to the LA Shelter (scary) and 1010 Wilshire , which was in the upper part of DT. I think if you gonna flip anything in that area you might be safer in the financial district(upper DT), which was next to Staples Center. There's a whole lotta cool buildings sprouting up in that area such as shopping centers and grocery stores. If you do decide to buy be sure you get secured parking within the building or you may have to park couple blocks away and pay around a $100, which would be scary at night especially if you come home late at night, and to think of that most HOA fees are close to $400. More building are coming up in summer so I keep searching. Good Luck!
